Maintenance Recommendations

Tips for a Healthy Home

  1. Change Furnace Filter once a month

  2. Furnace Tune-Up twice per year (once before operating in Summer and again before Winter)

  3. Wash outside A/C Compressor fins with garden hose. This keeps them clean so they can transfer heat efficiently. Do Not use High Pressure Washer as it may bend the fins.

  4. If you have a Fireplace burning Solid Fuel (not Gas Insert) get chimney swept once a year prior to use to remove Creosote build-up. This reduces chances of a chimney fire.

  5. Refresh caulk around Windows and Doors, inside and out, every few years, or more often as necessary, to keep house sealed tight from Temperature Variance and Moisture Intrusion. This will help to protect your home as well as improve on heating and cooling costs!

  6. Clean-up any Water Spills immediately to prevent Water Damage and reduce the risk of Mold Growth. It only takes 24-48 hours for mold to take hold!

  7. Have HVAC Ducts cleaned as necessary to remove Dander, Allergens, Dust, Pollen, Mold Spores, etc. More often if you have Pets!

  8. Clean Gutters and Downspouts at least once a year to keep water flowing away from house. Pine trees are lovely but if you have one near or even over the house they clog gutters easily. In this case you may need to clean more regularly.

  9. If you have a Guest Bathroom that rarely gets used, run the water in the sink and shower once every couple months to keep valves fresh and drain traps from drying out.

  10. Same with in floor drain in Laundry Room, pour a little water down the drain once in a while to keep the trap from drying out. This also helps keep Sewer Gas out of the home.

  11. Keep Vegetation trimmed at least two feet away from the house to protect siding and finish. This also provides access to siding for maintenance and helps to keep bugs off!

  12. Keep Window Wells clear of Debris and Vegetation to facilitate Emergency Egress.
